Macronutrient Rations for Long-term Weight Control

By Wayne Mcgregor Im a firm believer in a healthy and low-fat way of eating for controlling weight. Weight control is such a long-term process that any short-term diet can only be a poor and short-term solution. If youre like me and wish to develop healthy low fat eating habits then what exactly is the correct amount of fat as a percentage of total daily calories? Macronutrient ratio I believe in a basic 60 20 20 ratio, meaning 60% carbohydrates, 20% protein and 20% fats from total daily calorie intake. Some dieters may believe 20 percent fats is a little high and that a low fat eating should be much lower than 20%, but in fact we need a certain amount of essential fats for health. Fats also help permit the absorption of the fat-soluble vitamins A, D, E & K. It would also be quite difficult to stick to a diet lower than 20 percent because so many foods contain fat, or are prepared in some way using oils. Also most people may find it difficult to stick with bland, dry foods over a long-term. A 20 percent fat intake will account for the occasional junk food item that helps motivate and rejuvenate the long-term effort. The high carbohydrate intake is to provide the body with its preferred energy source. A high storage of carbohydrates in the form of glycogen helps keep you feeling energetic and ready for physical activities which dieters should be active in when attempting to lose weight. Providing the body with plenty of carbohydrates also limits the amount of protein the body uses for energy. This is vital because if you are in a negative energy balance you want your body to spare protein so more of it can be used for muscle repair and an effective immune system. If your body uses too much protein for energy youll lose lean muscle and result in a lowered metabolism. Protein can be increased above 20 percent but this is not always possible. Most good protein foods tend to contain just as much fat so when protein intake goes up to say 30 percent then it often causes fat intake to rise to more or less the same degree. The end result would be an overall ratio of 40 30 30 for carbohydrates, proteins and fats respectively. Whats more important is the quality of the protein sources. High quality protein foods help repair or even build extra lean tissue from the stress of any exercise undertaken on a weight loss plan. Any rise in lean muscle greatly increases the metabolic rate and enables your body to burn lots more calories even at rest. It has been estimated that a gain of just two pound of muscle which would hardly be noticeable in terms of body size could help you burn as much as 100 extra calories per day just for maintenance purposes! Thermogenesis Thermogenesis is the technical term for heat production. Every time we eat our body temperature rises and this increases the metabolism slightly. Each macronutrient produces a different effect on thermogenesis, therefore a macronutrient ratio which produces more thermogenesis means more of the calories you consume will be burned off as heat. There tends to be a higher rate of thermogenesis from protein and carbohydrates. When we eat protein up to one-fifth of its energy is wasted as heat. Carbohydrate consumption also causes thermogenesis, between 10 and 15 % is used up from heat production. If you ate a meal composed of mainly protein and carbohydrates you would have a combined energy loss of around 15 percent! If you ate 100 calories from protein and carbohydrates around 15 calories would be lost through heat. On the other hand, fat produces a very small thermic effect, as little as 3 percent of its energy is lost through heat production. If you ate 100 calories as fat only 3 calories will be burned off as heat. This is another benefit to eating low fat style when trying to lose weight. The 60 20 20 ratio helps produce a high rate of thermogenesis if this ratio is roughly applied to every meal. The 60 20 20 ratio is also a simple and easy one to remember. It does not have to be strict and accurate as long as it is around those figures, for example if it went to 58 24 18 for carbohydrates, protein and fats respectively then this would still be fine. To help achieve this macronutrient ratio in a much more practical manner then use the following idea: Make sure each meal contains about two-thirds as a carbohydrate source and one-third as a protein source. The fat amount will automatically fill in somewhere between 15 25 percent which will still be fine. I always try to stick to this ratio of the three macronutrients to help control my weight over the long term. The only other thing I do is to make sure most of the carbohydrates I eat at every meal are mainly those with a low Glycemic Index. Although this is not as important as some G.I. dieters believe because if you consume high quality protein along with the carbohydrate it will create a low Glycemic Index meal. The best way to handle the three options is to include a space before each option on the response card. As with anything, less is more…the simpler you can make things for your guests, the more likely you are to get accurate responses. You may even consider a short line after “are pleased to accept”. I am suggesting the following items without taking into consideration food allergies, etc. I’ll also suggest some vegetarian-only, low-sodium, and other alternatives. Swedish or barbecue meatballs are always a favorite. These can be served alone or with lightly buttered linguini offered nearby. Lasagna is also easy to make and serves many, as is spaghetti. Sides of steamed vegetables (spinach, broccoli) and garlic bread are both easy and economical. If you’d prefer some American dishes, boneless buffalo wings, coleslaw, and pulled pork barbecue can also serve many at a lower price. Another good choice (and good for kids) is homemade pizza. You could have this along with some French fries for anyone who may not like anything else. Eggplant parmesan is a good choice if you have vegetarians or people on low-sodium diets. Lightly seasoned chicken breast is also a good choice for people who are concerned about eating heart-healthy. Also make sure you have whole-grain rolls or bread available and a do-it-yourself salad bar is sure to be a hit. Start with a big bowl of chopped lettuce and red cabbage. Put out bowls with cucumbers, celery, mushrooms, carrots, grape tomatoes, raw broccoli, and other salad accompaniments. Choose at least 3 salad dressings and oil and vinegar dressing. For a reception that large, you will undoubtedly be cooking a lot of food and some of it (like the meatballs, etc.) may be difficult to keep warm. Be sure to invest in plenty of chafing dishes and sterno. You may want to cook a lot of the food in advance and then freeze it. If your reception area has a kitchen, you can start thawing or cooking the food in the oven the morning before the ceremony. Have two or three people continue to thaw and cook the food during the ceremony so that the food will be warm by the time it needs to be replenished then keep them warm with hotplates or sterno. Things like chicken, meatballs, etc. can be kept warm in crock pots and the crock pots can be switched out when the other one is empty. I personally like buffets best. Guest can pass on what they do not want and get what they do like. A properly chosen buffet can satisfy likes and dislikes and dietary needs. With a sit down there is the meal and that is it. Also if the entree is one that is not so good you are stuck with it where on the buffet you still have choices. You could serve appetizers instead of a full meal. I think it would save considerably on the cost. But the only problem that you will have is that when your guest get there invitation that will assume that there will be a dinner after the wedding. While I understand both points I believe they are following the line. That when you are keeping the people (your guest) over a dinner hour that your guest will expect a full meal and a meal should be served. Diet and Exercise Program For Permanent Weight Loss Part 3

By Mike Berg In the first two parts of this series, I discussed the importance of avoiding fad diets, starvation diets and gimmicks when trying to lose weight. In the last of this three part series, I will discuss the importance of moderate exercise in helping you not only achieve your weight loss goals but maintaining them for the rest of your life! Crucial to raising your metabolic rate and therefore losing weight, is a moderate exercise program. You do not need to run or kill yourself with endless cardio exercises, exhausting, “boot camp” style fitness regimens or aerobic classes that leave you drained. Depending on your level of fitness and how far over your target weight you are will determine the level of exercise. There is one thing to remember when exercising to burn fat: You need to do some type of activity that will raise your heart rate to what is known as your “target zone”. This is the number of beats per minute you want your pulse at for a continuous session of 30 minutes. How Do I Figure My Target Zone? Here is how to know what your target zone is: Subtract your age from 220 Take 70% - 80% of that number This figure is your target rate, the number of beats you want your pulse to be at for 30 minutes. For example, if you are 40 years old, you would subtract 40 from 220. This gives you 180 which is your theoretical max heart rate. 70-80% of 180 would be 126-144 beats per minute. You want to have your heart rate within this “target zone” to achieve maximum results. But I’m So Out Of Shape I Get In My Zone Just Walking Slowly! Don’t worry! If all you can do is walk at a snails pace to get to your target zone, just do it! Trust me, in a short amount of time you will be walking faster to get to that target zone. It’s not about huffing and puffing and sweating to where you are soaked. It is about putting your body in an aerobic state. You should be breathing moderately heavy but comfortably and sweating lightly. The easiest way to start a cardio/aerobic program is by simply walking! No equipment is needed other than a comfortable pair of shoes. Try to commit just 30 minutes, 5 days a week. If you’re fortunate enough to own a pool, you might want to incorporate that into your exercise program as well. Keep in mind however that swimming is very strenuous and unless you are already in good shape, it is hard to swim for 30 minutes. Another key to fitness, long term benefits and to further raise your BMR is weight training. The benefits of training with weights has been proven. Now I know many of you, especially women, have concerns, fears and questions about weight training. Women especially have always said to me, “I don’t want to get big and muscular”. My answer is very simple: You Won’t! The problem with the images that we all see of bodybuilders is that the novice person thinks that if they lift weights they will look freakish like this. The reality is that the professional bodybuilders you see on tv and in the movies are all, to a man (and woman), living a lifestyle of exercise, nutrition and most importantly, steroids, that none of us would adhere to. Even if we desired it! Training with weights will help build lean tissue (muscle). This in turn will help you burn more calories 24 hours a day! For women, it will help tone your legs, arms and butt. Clothes will fit better and you will feel better. For men, it is easier to build a little muscle due to their testosterone and this can result in a nice V-shaped torso and overall appearance boost. If you have access to a gym, see if you can talk to a trainer and get some advice on the types of weight lifting you need to help you burn more fat. I hope this three part series has helped dispel some myths about weight loss, dieting and nutrition. Option ARMs: “The Sky is Falling-The Sky Is Falling” So Say The Chicken Littles Of The World

Whether it is stocks, bonds, stock options (deep in the money/out of the money) puts, arbitrage, stock shorting, derivatives, mergers, Real Estate Investment Trusts, etc. The key is managing the risks within suitable parameters while superimposing an investment template and guidelines over the investment. Many have used the Option Adjustable Rate Mortgage for consumer home purchases and some are in deep do-do for never understanding exactly what the downside held for them. Many wealthy people have used the Option ARM in combination with financial planning, as they knew exactly what to do with the payment difference between the fully indexed payment and the option payment. They put it to work to more than offset any negative amortization and have benefited. A well-known lender proponent of this vehicle structures the deal with an 80% or lower LTV (Loan To Value) and offers a biweekly payment schedule. This allows the borrower to pay the loan off in 21 to 22 years by making one extra payment per year thereby shortening the term and saving 8 to 9 years of payments. This can make for tremendous savings while working within the program guidelines. The problems started when the Option ARM became morphed by new players in the game by allowing Piggy-Back Second mortgages behind the potentially negative ARM thereby putting more pressure on the borrower to keep up with the adjustments during the current mortgage upswing. Typically the monthly payment has a 7.5% built in escalator per year for the first five years with an additional limitation of the amount of negative amortization (original mortgage amount goes up) 115% of the original loan amount. During an accelerating real estate market the appreciation has kept ahead of the negative amortization. For example: If a borrower had an original 80% LTV loan of $450,000.00 and the difference between the fully indexed rate (fixed margin percentage and the variable index used) and the minimum payment amount was say 6% less and neighborhood prices per appreciating say 11% per year fine. Even with say 3.5% inflation a borrower would be ahead of the game in this scenario. Keep in mind, the 11% appreciation is taking place on the total value where the negative amortization is effecting the mortgage amount only. As long as this scenario carried forward for say five years the borrower could be still be ok. However, when the market turns suddenly, the borrower could be upside down (owe more than the property is worth) in short order. The best evidence of the sudden turn of events is in monitoring the foreclosure rates of ARMS versus Fixed rate mortgages. In many areas, there are steep rises in these programs. To complicate things, hybrid OPTION ARMS have found there way into ALT A market with borrowers demonstrating less than stellar credit, employment, assets, etc. or a combination of all the aforementioned. With this combination and perhaps a Piggy Back Second Mortgage making for an initial 95% to 100% Combined Loan To Value the handwriting has been on the wall for major problems when a downturn occurred in property values. There will be foreclosures, short sales (lenders settling for less than what is owed) and much agony experienced by borrowers, but eventually it will work itself out. Regulators are already touting closer regulation of Option ARM and other mortgage hybrid products that may pose a danger to the consumer. So do we through the baby out with the bath water, or is there a way to make this program work? Lets then look at a four-unit residential investor property acquisition using an OPTION ARM mortgage vehicle. This is a scenario and discussion of buying property in a softer market as is found in many areas of the country. If the goal in any investments is to make something in the range of 10% plus or minus in other investments then how would this four unit stack up. First of all if you are a professional property manager, great. If not, spend a lot of time to locate and interview a licensed professional property manager perhaps with a Certified Property Manager Realtor designation. Proper management is a must. A street smart Realtor who is not afraid to make lots of low offers is another. Like stocks, a margin account can get you about 50% leverage. Likewise real estate has that and more. Our goal then would be to buy an undervalued property with seller help on costs. The property will be structurally sound with a good roof but may be tired looking and dated with tenants paying less rent than the market. After negotiating a stellar price and term deal the financing will need to allow us CASH FLOW while we tune up the exterior and interior including updated baths and kitchens, carpet and new decorating. The existing tenants will be given the opportunity to stay and pay the higher rents or move and bring in new rental customers who can appreciate the amenities of the new digs. The key to this deal is the OPTION ARM mortgage, which will allow for a low starter payment while the property is being rehabbed. When rents stabilize-full payments can be made at the indexed rate. This will be on a 75% Loan To Value basis to make the numbers work. On a $500,000 property a mortgage of $375,000 at a start rate of say 2.75% or a payment of $1,530.90/month. Rents would be $4,400 per month with a vacancy factor. Taxes are $5,200 or $433.33/month and hazard insurance is $291.66/month. The units have separate meters for water, electric and gas. The owner pays the garbage and lawn maintenance and snow removal. The property was the dog on the block so there is excellent appreciation opportunities over time. Rents will move up annually. In this instance, the property has a Net Operating Income of $33,000 before debt service giving a Cap Rate of $33,000/$515,000(including costs) = 6.4%. With the 2.75% payment rate on the Option ARM the cash flow would be $33,000-$19,000=$14,000 in Cash Flow. The initial investment is $125,000 down + $8,000 cost + $35,000 fix up totaling $168,000. So with $14,000 in cash flow the return on equity is $14,000/$168,000 = 8.33%. Now with the interest and depreciation factored in of some $13,636 plus an interest deduction of $26,250 totals (fully loaded) = $39,886 giving a tax loss of $39,886-$33,000=$6,886 but with a before tax cash flow of $14,000. The Federal Tax savings would be some $2,065 for a 30% tax bracket. The total return on equity would $2,065 + $14,000=$16,065/$168,000= 9.56% in After Tax Return. To compare to fully taxed investments we would then allow for the 30% tax bracket or 9.56%/. 70 = 13.66% before tax rate for investment comparison purposes. Option ARMs can make sense for a discounted value property at a value below market that will appreciate with upgrades and improvements to make for a more desirable rental space. In this niche with 80% LTV or lower using this program can make a lot of sense. A borrower does not HAVE to go negative; it just cuts down on the positive cash flow. The Option ARM gives lots of flexibility to an investor where cash flow is king. Its not for everyone. The property has to be acquired at the right price and there must be the potential for a greater value with improvements and higher rents. If that is not the case, pass; bring on the next property. Make lots of offers and bargain for your terms. The blush on this rose (current market) will be returning sooner than not. Market opportunities do not last in this dynamically changing climate. Option ARMS can be used as a useful cash flow tool. Compared to other investments, the depreciation and interest deductions are huge for sheltering investment dollars with the opportunity for appreciation and increasing rents to keep up with rising operational costs. This hotel part is where the extra planning needs to take place. The next part is something that few guys will ever do and something that she will remember forever! Pack a small suitcase or duffel bag and deliver it to the hotel a day or two in advance with casual clothes and toiletries. No woman wants to go home the next morning wearing the dress-up clothes that she wore the night before! She will be much more relaxed and relaxation leads to good romantic feelings! Arrange for breakfast in bed and have the limo pick you up and drive you home! The daylong date takes some work, but is really a lot of fun.
